Do I Qualify?
General
- Each person that is 18 years or older in age must complete a separate application.
- Valid U.S Government Issued Photo Identification: Drivers License, Passport, State ID, Military ID
- Proof of Income/ Employment: The combined gross income of all adults living in the rental property must be 3 times the monthly rent and associated fees.
Income Qualifications
- If you are an employee:
- Applicants must provide verifiable documentation with 2 months of their most recent paystubs.
- If you are relocating with the same job, you must present a signed transfer letter.
- If this is a new job and you do not have 2 months of paystubs then we require a signed offer letter from the recently accepted job with salary and hours. This will need to be signed by the employer and you as the employee.
- If you are Self Employed
- Applicants must provide the last 2 years of Tax Returns.
- If you are a 1099 Contractor
- We require last year's 1099 and proof of contract.
- If you are not an employee, then the following may be sources
of acceptable income:
- Documentation showing Social Security, disability benefits, settlement agreements, alimony, child support, residual income from investments, inheritance, etc. For all theses we need a signed letter, statements, court orders, or other official documents as acceptable forms of income.
Credit History
- We require a credit report to be obtained on all applicants/residents. If there are multiple applicants residing in a single property, we will determine credit score qualifications off the average score of all applicants.
- Credit score of 700 or greater will grant a single deposit which will generally be the base rent price.
- Credit score of 625-699 will require the deposit to 1.5x
- Credit score of 550-649 will require the deposit to double.
- Credit score of 549 or less will not be eligible.
- Co-signers/Grantors must have a credit score of 700 to be eligible.
How Many People Can Live With Me?
- Total
occupancy for unrelated adults is 4
Total occupancy for any combination of family/unrelated adults is based upon bedrooms 2 + 1
What Else Disqualifies Me?
- Undischarged bankruptcy.
- Collection cases to previous landlords.
- Average credit score of less than 550.
- Income less than 3x the rent.
- Less than $1000 in free-flowing cash at the end of each month after bills are paid; including the new rent you apply for.
